Dalton Estates, Holbrook, MA – Specifications

All materials to be supplied as specified or in the event the specified materials are unavailable, then the equivalent materials shall be supplied per Building Code.
DESCRIPTION OF DWELLING: Wood-frame colonial with 9 rooms, 4 bedrooms, 3 full baths, and 26′ x 24′ two-car attached garage, to be completed in accordance with the specifications that follow and the plan agreed upon by the contractor and buyer:
1. Clearing: The contractor shall do all clearing necessary for construction of the dwelling, driveway, water supply system and sewerage disposal system.
2. Grading & Approach:
a. The grade level shall be established by the contractor who will also determine location of the building on the lot in conformity with surrounding properties and suitability of the grade.
b. Ground immediately surrounding the dwelling shall be graded to pitch away from the house.
c. Finish grading, loam and hydro-seeding and mulch/wood chips in all disturbed areas. Undisturbed areas left natural, including all areas outside the Conservation work limit line.
d. Contractor shall supply loam, hydroseed and plant 10 hardy shrubs.
e. Asphalt driveway from street to garage & walkway to front stairs.
3. Sewerage Disposal System: Municipal sewer hookup in accordance with Town of Holbrook Board of Health regulations.
4. Water Supply: Municipal Water hookup.
5. Foundation:
a. Foundation walls to be 8″ thick poured concrete with an 8″x10″ concrete footing. Cellar floors, 4″ thick concrete slab over crushed stone.
b. Foundation exterior to be coated with waterproofing below grade as required by Town Building Code.
6. Frame: Wood frame construction, (State Building Code).
a. Floor Joists per Code, crown side up, to be fire stopped where required by Code.
b. Sills 2″ by 6″ pressure treated.
c. All studding 2″ x 6″ 16 o.c.

f. Five cable tv jacks included. Buyer to determine location. Additonal COAX connections available at a cost of $85 each. HDMI connections are $225 each. Buyer to choose locations.
11. Insulation:
a. Sidewalls: Foam insulation on all outside walls, rating as required by Code
b. Ceilings, Spray foam on the underside of the roof. Rating as required by code.

a. Walls: primed & painted one coat interior latex, Eggshell finish, 1 color choice. Color changes – extra charge of $350.00 per color change per room incl foyer & baths.
b. Interior trim and doors: Semi-gloss finish, painted white.
14. Walls & Ceiling Material: 1/2″ Drywall with skim coat.
15. Interior Finish:
a. 2 1/2″ colonial casing trim applied to doors & windows. 6″ baseboard, colonial style.
b. Linen closet: four (4) shelves (wire shelving).
c. Closets: one (1) shelf, (wire shelving).
d. Interior doors: two panel masonite, painted
e. Interior rails wood, painted and stained/varnished.
f. Stairs: Oak treads and painted pine risers
g. Crown moulding may be added to 1st floor at a price to be agreed upon by buyer and seller.

16. Flooring & Tile
a. Oak hardwood floor in kitchen, dining, living room, family room, foyer, hallway, sitting room; carpet & padding in bedrooms. Carpet choice from builder selections.
b. Ceramic tile floors in all bathrooms. Buyer’s choice of tile from Builder’s vendor or allowance of $3.50/sq.ft for floor tile & grout. Standard Installation of 12 x 12 tiles included. Other sizes incur $3-20/sf additional installation charges. Allowance for purchase of shower wall tile is $5/sf.
17. Cabinets, Countertops & Vanities:
a. Buyer’s choice from builder’s vendor, Cape Cod Lumber
b. One vanity in each bath, Cape Cod Lumber
c. Kitchen & bath countertops: Granite/Quartz, color choice by Buyer from Builder’s vendor.
$14,500.00 allowance for purchase and installation of Cabinets & vanities. $4,000 allowance for countertops.
18. Appliances: If buyer supplies appliances, $3,500 credit

Window shades are not included.
Mailboxes are not included.
21. Extras:
Extra Labor Charges are incurred by the buyer and must be paid for when work is performed for the following:
• Custom Lighting Fixtures, installation $100 per hour
• Custom Range Hoods, $100 per hour
• Labor charge for installation of Mirrors and/or Medicine Cabinets will be priced according to the materials supplied by buyer
• Labor charge for installation of toilet paper holders and towel bars will be priced according to the materials supplied by buyer.
